How to Set Up Utilities for your Rental Property

Learn what you need to do to set up utilities for your rental property and prepare for your new tenant.

Setting Up Utilities

If your unit does not currently have utilities in place and in your name please contact the utility provider of your choice. For properties in Calgary and the surrounding areas we recommend Enmax, however you can use whichever provider you prefer. 

Once your utilities are in place look below for your municipality directions on preparing your unit to rent.

Split Units

If your property is split into two units, typically upper and lower, there is no action required on your part - we will set up the utilities for your property in our name. We will bill your tenants a monthly set prepaid utilities fee and any charges over the prepaid amount will be billed to your tenant the following month. At the end of the tenancy the utilities will automatically revert to your name.

Utilities by Municipality

Calgary

If your unit is located in Calgary there’s nothing you need to do - we’ll take care of setting up your utilities for your tenant. Just make sure that if your unit isd empty the utilities are in your name - that's it!

Chestermere

To set up your utilities you will need to email the City of Chestermere at utilities@chestermere.ca to notify the city that you will be renting the property to a tenant. The city will require some information regarding the tenant, including the tenant’s contact information and move-in date.

We also recommend you advise the city that your property managers, Ripple/RE/MAX Commercial Properties, will be managing the property on your behalf. This will allow us to access utility statements for the property in the event of delinquent payments.

Once your utilities are set up the city will send two copies of the utilities bill, one to your address and one to the unit, however the bills will remain in the name of the property owner.

Please note, although the tenant will be paying the bill it ultimately remains the responsibility of the owner.

Cochrane

When you receive your bill, all you have to do is submit the bill into your Owner Portal. We will collect the balance from the tenant and pay the bill on your behalf.

Airdrie

First, in addition to your other utilities, you will need to set up water and waste pickup in your name. You can call the city at the number below and they will assist in setting up your account.

City of Airdrie: 403-948-8859

Please upload your most recent utility statement into your Owner Portal. We will provide the necessary details to your tenant to allow them to open a myAIRDRIE account and pay the utilities directly. Once they have created their account you will receive an email confirming the accounts are connected. Please note, the utility bill will remain in your name.

Olds

Please fill out the Utility Application Form for the Town of Olds, naming the tenant onto the account and providing the town with the tenant’s email address. Once the town has received the form your tenant will be provided with forms to receive their invoice through email and set up automatic payments for utilities.
