In June 2024 Calgary launched its newest initiative to help tackle the housing crisis. The Secondary Suite Incentive Program is part of a larger effort by the city to tackle the housing crisis by incentivizing homeowners to invest in sustainable housing solutions.

The program is designed to promote the construction of secondary suites by covering up to $10 000 of the construction costs. So what does this mean for Calgary’s real estate investors?

What do I need to qualify?

Before applying to the Secondary Suite Program there are a few eligibility requirements you should be aware of:

  • Property Limitations: Owners with multiple properties are only able to apply for the program for a single property. 
  • Building Permit Requirements: To ensure the work complies with Calgary’s current building codes and standards, homeowners must have an active building permit to apply. To learn more and apply for your building permit click here.
  • Scope of Application: The program applies only to secondary suites built within the main dwelling. Backyard or detached suites are not eligible under this initiative.

The Secondary Suite Incentive program was designed to improve Calgary’s housing by making it easier for owners to build secondary suites that meet safety standards, subsidizing costs including:

Are there any additional incentives available?

Absolutely. Homeowners are able to claim up to $6250 in additional incentives by investing in the energy efficiency and accessibility of their properties. Qualifying items include:

  • ENERGY STAR Certified Features: Homeowners can receive up to an additional $1,250 for installing ENERGY STAR certified egress windows and split heat/separate air equipment. These features enhance energy efficiency, contributing to lower utility costs and a smaller environmental footprint.
  • Accessible Spaces: An additional $5,000 is available for creating accessible spaces tailored to individuals with common mobility issues. This incentive supports the development of inclusive housing that caters to the needs of all residents, promoting greater accessibility within the community.
